Roles of the Project Manager

In addition, the Project Manager is responsible for tendering multiple site concepts and successfully negotiating the optimum contracts for the client and their construction project.

The Project Manager provides communication between the client and the entire site team of suppliers, approving and overseeing every detail of every component during every stage of the development process and resolving any inevitable difficulties that arise along the way. Detailed reports are provided to the customer at agreed intervals throughout the process.

The reports provide the opportunity for improvements to the project architecture and are also the basis for agreeing modifications. The Project Manager ensures that the project runs on schedule and within the set parameters, from the initial stages through to site management, to coordinating first occupation licensing issues and rework lists, with the result that the delivery of your construction project exceeds all expectations initially set.

We carry out the management of the construction and renovation work or Construction Manager with the highest levels of professionalism in order to meet the objectives set.

In this process we especially control the variables of construction and refurbishment budget, quality and execution time. In the first, our technical nature means that the cost study is such that at the end of the process there are no unaccounted costs that give rise to misunderstandings between client and builder. This same technical quality that defines us, obliges us by professional deontology to take so much care in the construction detail and the execution control that our works are recognised by this quality.

Finally, the deadline is controlled by means of tools that allow us to analyse deviations at short intervals in order to be able to implement the resources and ensure that the imposed objectives are met.

How do we work on your project?

1.- Visit

The client contacts us and we then arrange a visit in which we evaluate the work necessary for the renovation of the house. If the client has made the necessary project drawings and measurements, we can prepare the estimate as indicated in step 4. If these steps have not been completed in order to prepare the estimate, steps 2 and 3 must be carried out and evaluated economically.

2.- The project

We then work together with the client to carry out complete refurbishment projects and partial and complete projects in dwellings, studying new layouts for new uses, incorporating the latest generation installations and materials and following energy efficiency standards in second-hand dwellings. Depending on the scope of the project drawings required by the client, we will assess the design fees.

3.- Work measurements

Using the information in the Renovation Project, we specify and determine the units of each item or unit of work to be carried out in order to determine the Work Measurements. They must include the number of units and define the characteristics, models, types, qualities and dimensions of each item of work or element of the object of the project. These works measurements, depending on the needs of the project, will have an economic valuation.

4.- Budget

With the previous data from the Work Measurements, we prepare a detailed work budget, which includes from the Renovation project, to the labour, as well as the necessary materials. This estimate is free as long as the client has completed steps 2.- Project and 3.- Work measurements.

5.- Works contract

Once the construction and renovation budget has been accepted, we draw up, together with the client, a construction schedule, organising the work before it begins in order to foresee all kinds of possible unforeseen events. A construction contract is then signed which includes important details such as the start and end date of the work and other relevant information.

6.- Start of the work

From the moment we are contracted, we begin the task of applying for building permits from the competent bodies, opening the work centre before the labour inspectorate and issuing the insurance for the work. Right from this moment, the client, together with the Construction Manager, will make the selection of materials, coverings, sanitary ware, taps, colours and everything necessary to carry out the desired renovation.

7.- Execution of the work

During the execution of the construction and refurbishment work, the client will always have a Construction Manager who will be responsible for organising the work, managing material orders and dealing with any incidents that may arise. It will be the Construction Manager who will control and supervise the correct functioning of the works and ensure that the required quality levels and deadlines are met.

8.- End of the work

On completion of the construction work, we will check that everything is in line with the client's initial expectations when the initial design project was drawn up. Together with the Project Manager and Construction Manager we will review the outcome of your construction project. The aim from the beginning of the process is to make an optimal risk management to minimize the uncertainty of the final result of the construction project.
